5 Questions to Ask Before Buying Metal Roofing in South Florida

Buying metal roofing in South Florida is not the same purchase as buying it anywhere else. Between the High-Velocity Hurricane Zone (HVHZ) code, Miami-Dade NOA requirements, and coastal salt air, the questions that matter here are different — and a supplier who can't answer them plainly is telling you something. Here are the five we think every buyer should ask first.

1. Does this product have a current Miami-Dade NOA?

A Notice of Acceptance is not a nice-to-have in Miami-Dade County — without a current NOA, your permit application stalls. Ask for the NOA number and check its expiration date yourself on the county's product control search. A supplier who hesitates to hand over the number is a red flag.

2. Will mill certificates ship with the order?

A mill certificate ties the coil your panels were formed from back to the mill's tested chemistry and coating weight. It's the difference between "trust us, it's Galvalume" and a document you can verify. We include them with every order because the paperwork is part of the product.

3. What coating is actually on the steel?

"Galvanized" and "Galvalume" get used interchangeably in sales conversations, and they should not be. In coastal air the difference compounds over decades. Ask for the coating designation (G90, AZ50, AZ55) — not just the brand name.

4. Who installs it — and are they licensed?

Suppliers and installers are different businesses. Your installer should hold a current Florida roofing contractor license you can verify with DBPR, and your supplier should be able to say plainly where their responsibility ends and the contractor's begins.

5. What happens when the price of steel moves?

Steel prices move on tariffs and trade rulings, sometimes suddenly. Ask how long a quote is valid and whether material is allocated when you sign. A 48-hour formal quote with a stated validity window protects both sides.
